Common Issues and Fixes
As a home inspector, I’ve walked through thousands of properties and seen just about everything—from the small quirks to major red flags. Some issues pop up more often than others: clogged or poorly sloped gutters, electrical panels with double-tapped breakers, leaks under kitchen or bathroom sinks, and landscaping that’s creeping a little too close to the foundation. I’ve also seen garage doors that don’t reverse when they should, attic accesses that were never finished properly, and enough DIY “fixes” to write a book.
The list really is endless—but what sets you apart from the crowd isn’t whether or not your home has issues. It's your response to them. What makes a real difference is your willingness to either build the skills to fix things yourself or surround yourself with the right people who have them.
Common Issues Around the Home—and What You Can Do About Them
1. Gutters Clogged or Improperly Sloped
The Issue: Water overflows or drains toward the foundation, causing erosion or basement leaks.
The Fix: Clean gutters at least twice a year and ensure they slope slightly (about 1/4 inch every 10 feet) toward the downspout. Add extenders to direct water away from the house.
2. Double-Tapped Breakers
The Issue: Two wires connected to one breaker, which can overheat and cause a fire.
The Fix: This one’s for a licensed electrician. They may install a tandem breaker or add a new circuit altogether. It’s a common find—but one that should never be ignored.
3. Leaks Under Sinks
The Issue: Loose plumbing connections, cracked seals, or clogged drains can lead to damage or mold.
The Fix: Tighten connections, replace worn-out P-traps or gaskets, and use plumber’s tape where necessary. Keep a flashlight and towel handy for regular checks.
4. Plants Too Close to the Home
The Issue: Roots can damage foundations and branches can invite pests or trap moisture.
The Fix: Trim back bushes and trees at least 12–18 inches from the home. For large roots near foundations, consult a landscaper before removal.
5. Garage Door Doesn’t Reverse
The Issue: A safety hazard—especially for kids and pets.
The Fix: Test the auto-reverse monthly. If it fails, check and clean the sensors. If the problem persists, call a garage door technician.
6. Poor Attic Access or Insulation Missing
The Issue: Gaps in insulation or poorly sealed hatches lead to energy loss and moisture buildup.
The Fix: Install weatherstripping around attic doors and ensure insulation is properly laid without blocking ventilation.
7. Clogged toilets
The Issue: An issue when a toilet is about to flood and the area will get wet very quickly around the toilet.
The Fix: A toilet plunger, auger, or turning off the water quickly by removing the lid and pulling up the float valve.
The Bottom Line
You don’t need to know how to fix everything, but you should know when something’s not right—and who to call. A well-maintained home doesn’t just protect your investment; it gives you peace of mind.
